In October 2019, the bankruptcy administrator of Dacheng Ceramics auctioned the company's industrial land and above-ground buildings for the first time, with a starting price of 39.94 million yuan. However, as of April this year, there were three auctions, and the starting price dropped to 17.8945 million yuan, with no one selling. Ask.

At that time, Guiping City was full of confidence in the development of the ceramic industry. The Longmen Ceramics Industrial Concentration Zone had a total planning of 20,000 acres and planned to introduce funds to build 160 ceramic production lines, a ceramic product production base, a research and development center, an exhibition center and a logistics center. .
Guiping has successively introduced 5 ceramic companies including Linghai Ceramics, Gaogui Ceramics, Zhonglian Ceramics, Xinquanye Ceramics, and Dacheng Ceramics and a number of supporting companies to put them into operation (another 1 contracted company failed to be completed in the end).
Zhonglian Ceramics was the first to be completed and put into production in March 2011. The company covers an area of 1,100 acres and has planned to build 12 production lines with an annual output of 130 million square meters of ceramic tiles. But the good times did not last long. Due to poor management, the company ceased production in June 2012 after only operating for more than a year. Due to serious insolvency, the Guiping Municipal Court auctioned off the entire factory, and it was taken over by Xinjinsheng Ceramics and revitalized.
In 2014, Dacheng Ceramics withdrew from the stage of history with the same fate. After 2017, Linghai Ceramics and Gaogui Ceramics also withdrew in the same way. Linghai Ceramics and Gaogui Ceramics were revitalized in the form of leasing, while Dacheng Ceramics eventually became For ruins.
In September 2020, Weilang Ceramics, which leased Linghai Ceramics, was put into production
Among them, Gaogui Ceramics was leased by Jiaweixin Enterprise in 2019, and Linghai Ceramics was leased briefly in 2018 and renamed Guiping Zhaoshun Ceramics Co., Ltd., but failed in the end. It was leased again in 2020 and renamed Weilang Ceramics. . After the two ceramic companies were leased, all their production lines have been rebuilt or technologically modified and are now in normal production.
In other words, in the ten years of development of Guiping's ceramic industry, of the six ceramic construction companies introduced and established, only two, Xinquanye and Xinjinsheng, have always been operating normally.
Is there no advantage or is it just acclimatization?
The development of Guiping's ceramic industry has been full of twists and turns, but it's not that the local area is unsuitable for the development of the ceramic industry. It is reported that Guiping’s location advantage is very prominent as far as the development of the ceramics industry is concerned. First of all, Guiping is located in the center of Guangxi, and the Longmen Ceramics Industry Concentration Zone is close to the Xijiang Golden Waterway. There is a large wharf for ceramic tile transportation. It can be said that the water and land transportation network is developed; secondly, the local land use cost is low, only 1/5 of that in Guangdong. ; More importantly, ceramic raw materials are also quite abundant.

According to a local senior industry insider, Guiping Ceramics had a difficult life, which had a lot to do with the financing difficulties caused by the nature of the land. All ceramic enterprises in Guiping are invested and constructed by merchants from Guangdong and Fujian, and financing is one of the main ways for their development and growth.
It can be seen from the auction announcement of Dacheng Ceramics that there are flaws in the property rights of the company's land and buildings. Regarding land ownership, the auction announcement states:
The land transfer fee for the 139,756.5㎡ land that has been issued with a real estate certificate has not been paid in full and the real estate certificate of the land parcel is defective, so the transfer registration may not be processed normally;
The uncertified land of 127,311.502 square meters only has a "Construction Land Planning Permit" and no record of payment of land transfer fees. It is currently impossible to register the ownership of this part of the land.
As for the above-ground buildings, the auction announcement also pointed out:
Among the above-ground buildings in the above list, only factories, gas stations, and dormitories have construction engineering planning permits, but none of them have obtained building ownership certificates..
Therefore, ceramic companies cannot use corporate asset mortgages to obtain bank loans. The same problem does not only exist in Dacheng Ceramics.
However, the existing Xinquanye Ceramics, which has always been in good operating condition, and Xinjinsheng Ceramics, Jiaweixin Ceramics, and Weilang Ceramics, which purchased or leased the entire factory from bankrupt enterprises, are all relatively strong enterprises. After a comprehensive update, the product system is also richer.
Among them, Xinjinsheng not only sticks to antique bricks and exterior wall tiles, but also expands small floor tile products; Gaogui Ceramics, which originally produced exterior wall tiles, was taken over by Jiaweixin Enterprise and currently produces exterior wall tiles, wood grain tiles, floor paving stones, and small floor tiles.
